The read

Middling fundamentals offset by an attractive price (~249% below fair value) — worth a look on the value angle.

AMREP is a fortress-balance-sheet micro-cap: $130M equity against just $3.81M total liabilities (0.03x) and $26K of long-term debt, with $39.5M cash (~$7.44/share, roughly 29% of the $25.84 price). At $137M market cap the stock trades at ~1.06x book value ($24.48/share) and 10.9x FY2025 diluted EPS of $2.37, with 25.6% net margin and 24.4% operating margin. On the surface this is a high-quality, deeply de-risked value name — there is almost no way this balance sheet forces a bad outcome, and the cash plus near-book floor limits downside.

But the quality of the earnings is the catch. Revenue actually fell 3.3% to $49.7M and has gone nowhere for five years ($40.1M→$58.9M→$48.7M→$51.4M→$49.7M), while net income whipsaws with land-sale timing: $7.4M→$15.9M→$21.8M→$6.7M→$12.7M.
