The read

It screens cheap (~25% below fair value), but the weak fundamentals are why — more potential value trap than bargain.

TCI screens deceptively cheap-and-growing but the numbers fall apart on inspection. FY2025 net income of $13.8M (+135%) and EPS of $1.60 are almost entirely non-operating gains on asset sales, not earnings from running properties: the MD&A itemizes a $12.2M gain on the Villas at Bon Secour sale, a $3.1M condemnation gain at Windmill Farms, and $2.6M+ in lot-sale gains — roughly $18-19M of gains against reported net income of $13.8M. The actual operating engine LOST money: operating income was -$6.34M (operating margin -12.9%) and operating cash flow was -$2.89M (down 320% YoY). So paying a 30.3x P/E and 8.5x P/S here means paying 30x for earnings that don't recur and a business that doesn't cover its own operating costs. ROE is just 1.6%.

The governance structure compounds the problem. TCI is externally advised and managed by Pillar, a related party under common ownership with ARL, TCI's controlling stockholder. Minority holders are structurally subordinate: management fees flow to the controlling group, and there is a related-party 'Pillar Receivable' repriced to SOFR — capital that could otherwise work for outside shareholders. With only 8.64M shares outstanding the stock is thinly traded and controlled, so even the visible discount to book is unlikely to be realized by minority investors.
